Energy performance certificate
Commercial and Domestic Energy Performance Certificate (EPC) are intended to inform potential buyers, tenants and property owners about the energy performance of a building, so that they can consider energy efficiency as part of their personal, investment or business decisions.
Commercial and Domestic Energy Performance Certificates (EPCs) will be required for newly let or sold buildings. Certificates will grade building energy performance and carbon dioxide emission on a scale of A-G, similar to the system used for white goods.
An EPC will measure the energy performance of a building based on the building itself (the fabric) and its services (such as heating, ventilation and lighting) and can be produced at point of sale, lease or lease renewal.
It is accompanied by a Report, which provides recommendations on how the energy performance of the building could be enhanced, together with an indication of the payback period.
Who needs an EPC?
Landlords
From 1st October 2008 it became mandatory for landlords to make Energy Performance Certificates (EPCs) available to new tenants as part of the lettings process.
Commercial property
As part of The Energy Performance of Buildings Directive (EPBD), commercial buildings require an Energy Performance Certificate (EPC).
- From 1st July 2008 all buildings larger than 10,000m2 will require an EPC on sale, construction or rental
- From 1st October 2008 an EPC will be required on all commercial properties on sale, construction or rental.
